The full guide
Finding a room in Malta is not hard because there is nothing available. It’s hard because the market moves in days, most rooms never reach the big portals, and you’re usually searching from another country. We came to Malta as students ourselves, made most of the mistakes below, and wrote this guide so you don’t have to.
What to check before you pay a deposit
Scams targeting students are common in Malta, and they follow a pattern: a room priced below everything else, a landlord who can’t meet, and pressure to transfer a deposit today to “hold” it.
See the room live
In person, or on a video call where the person walks through the flat. A folder of photos is not proof the room exists, or that it’s still available.
Get the terms in writing
Monthly rent, deposit amount, what’s included in bills, minimum stay, and notice period. If someone won’t put it in a message, that’s the answer.
Never pay before you’ve seen it
No legitimate landlord in Malta needs a deposit before you’ve viewed the room. This single rule prevents almost every scam.
Check who you’re dealing with
Agencies in Malta are licensed. Private landlords aren’t, which is fine, but you should at least know which one you’re talking to, and have a name and number that match.
Rooms for couples in Malta
Plenty of rooms are let to two people, usually for less than two separate rooms would cost. Say so upfront when you enquire, because the room has to be big enough and the landlord has to agree to two occupants, so it changes which listings are relevant.
University residences in Malta
If you’re studying at the University of Malta, there is student residence accommodation available. It’s convenient and it’s social, but it is generally more expensive than renting a room in a shared flat nearby in Msida or Gżira, so compare both before committing.
When should you start looking?
Earlier is not always better. Malta’s rental market usually knows its availability around a month before check-in, so searching six months ahead mostly turns up rooms that will be gone by the time you arrive. Around four to six weeks out is when the real options appear.
FAQs
Do I need to be a student to rent a room this way?
No. Student-focused flatshares are just the most common setup, because that’s who’s arriving. Rooms are let to workers, interns and older tenants too.
How much deposit is normal in Malta?
Usually one month’s rent, held until you move out and returned if the room is left in good condition. Get the deposit amount and the return conditions in writing before you pay it.
Can I book a room before arriving in Malta?
Yes, and most students do. Do a live video walkthrough first, and make sure the written terms match what you were told.
Are bills included in the rent?
Usually partly. Most shared flats include water, electricity and wifi up to a fair-use cap, with the excess split between flatmates. Ask for the cap, not just “bills included”.
I have a spare room, can I find a flatmate?
Yes. If you’re already renting and have a room free, you can list it and find someone to share the rent with.
